Already have a Loan Estimate?
Let’s see if I can beat your offer.
Send me your Loan Estimate. I’ll compare the rate, lender fees and cash to close, then show you where Hometown Mortgage may be able to do better.

What does that rate cost upfront?
A lower rate can come with discount points. Lee compares the rate alongside the cost to get it.
If your current offer is a good fit, I’ll tell you that too.
Bring your offer.
I’ll bring a fresh perspective.
Upload your estimate and tell me how to reach you.

What happens next
A clearer comparison.
A more confident decision.
- 01
Lee reviews your estimate
The rate, points, lender charges, credits and closing assumptions all go into the comparison.
- 02
You talk through the options
See where Hometown’s options may differ and what those differences mean for your budget and timeline.
- 03
You decide what fits
Compare the full picture before choosing your next step. This inquiry doesn’t commit you to a loan.

What should you check
besides the rate?
Bring all three pages. A lower monthly figure can reflect different assumptions.
- 01
Loan details and timing
Match the amount, term, loan type, and rate-lock status. Tell Lee when each offer was issued and when you need to close.
- 02
Fees, points, and credits
Compare lender charges and the cost of the rate. Check whether credits come with a higher rate.
- 03
Taxes, insurance, and cash to close
Check the estimated taxes, insurance, escrow, and down payment. Different estimates can change the apparent cost.
What should I upload?
Your lender’s Loan Estimate, including all three pages. A PDF is ideal, and clear photos work too. If you have more than one estimate, you can include both. You can cover any Social Security or account numbers before uploading.
What if I only have a worksheet or a rate quote?
Send what you have and tell Lee it’s a preliminary quote. He can explain what’s missing for a fair comparison and help you decide what to ask your lender.
Can you guarantee a better offer?
No. The options depend on your qualifications, the property, loan details and market conditions. Lee will check whether Hometown Mortgage can improve the offer and explain the tradeoffs.
Does this start a loan application?
This form requests a comparison. It doesn’t submit a loan application or authorize a credit pull. Lee will explain any next steps before you proceed.
What if my closing date is close?
Include your timeline so Lee can consider it in the review. Before switching lenders, discuss whether a new lender can meet your closing date and what additional steps or costs would be involved.
